If you live in or are considering a community managed by Trestle Management Group—read this carefully.

Over the past year, I’ve been fined around/over $300 for landscaping issues that began when I removed dead plants due to faulty irrigation installed by the builder. I immediately asked for guidance, submitted a financial hardship extension, and attempted to resolve the issue in good faith. Instead of support, I received no clear answers and escalating fines issued every 14 days—even while actively seeking compliance.

This is a violation of A.R.S. 33-1803(C), which states that an HOA must provide a reasonable opportunity to correct a violation before imposing penalties. The law requires at least 21 days’ notice and prohibits accelerating fines unless due process is followed. Trestle issued repeated fines without honoring the required correction window or dispute process.

I paid my full annual assessment in advance, yet Trestle Management unlawfully redirected those funds to unpaid fines without my authorization—resulting in a falsely reported delinquency and placing my account in collections due to an artificially created deficit. This practice directly violates Arizona state law.

As a result, I am now prohibited from using ACH autopay because they can automatically pull funds based on incorrect and inflated balances. This creates serious financial risk—and feels like a calculated effort to create a delinquency record that could eventually jeopardize my home.

When I questioned these practices, they retaliated—sending someone to my home to cite me for a visible solar pipe that’s been installed and unchallenged since 2021. Meanwhile, other homes with no landscaping or unapproved additions go untouched. This is clear selective enforcement and discretionary bias.

Homeowners: I urge you to check your account. If you’re being fined, request a full transaction history. Review how your payments are being applied. If your assessments are being used to pay fines before dues, that’s illegal.

I’ve reported Trestle Management Group to the Better Business Bureau, Arizona Attorney General and the Arizona Association of Community Managers. Their behavior is not just unprofessional—it’s a pattern of abuse and financial manipulation.
