I have had two Lennar reps tell me to avoid Clift Farms at all costs. These houses are horrible build quality with constant issues and when the warranty people come out they will threaten to leave you high and dry mid-project. They will not treat you or your property with respect.

I own several properties & this has absolutely been the worst process working with Lennar lender! Once they run your credit they become very unresponsive! Like most lenders help you reach your goal. These people do not call you back or email you back. I had to Google search the Lending Manager and he still has not gotten back with me.

You shouldn’t have to beg a company to spend your money with them. 0/10.

This has by far been the worst home buying experience/process and that says a lot considering I purchased while living in South Korea. Project managers will show the wrong floor plans, leave you out of the loop on any updates and apparently only speak to the men involved. When asking for the earnest money we were given a 2 hour time limit to give them the month (even though we specifically requested the lot months prior with no one else interested at the time) Once the money was taken out of our account, we then found out we had no say in the look of the house since everything was planned. The house so far has not been what we expected and if we have questions…we are out of luck. He will not answer or return calls. The loan team has been the most unprofessional group of people I have felt with in awhile. They repeatedly ask us for forms that have been submitted. When we follow up to make sure they were received and are sufficient, those calls and email are also secured. This was going to be our fresh new start after serving 20 years on the Army and instead this has been a total nightmare. I’d highly suggest looking elsewhere.

Julian was extremely nice, but buyer beware! Do your research on Lennar!! I'm SO glad we didn't jump right into buying a home from these people. We came close because they made it sound so good, but that's how they get you! There are hidden fees all over the place! They want the Ernest Monies Paid BEFORE they show you the contract you're expected to sign- DON'T DO IT! As I said...DO THE RESEARCH BEFORE signing or paying ANYTHING Their HOA fee is typically per quarter, NOT annually! What one might think is not too bad-($450), but it's PER QUARTER! That adds up to a whopping $1800 annually! THAT is outrageous?! That is a House Payment! Hope this helps save someone from getting caught up in a bad situation and unable to get out of it.

My wife and I closed on our home in July of 2022. During the build, before closing, after closing, nothing is ever done.

That’s the basis of my review, nothing is ever done. We are well past our year warranty and still we are not able to have anything completed. It took over 8 months before Lennar even implemented any system for warranty work. The main source of my issues derive from our yard. We have basically given up on the myriad list of items that have not been addressed but we have an unusable yard. We have the worst grading I have ever seen. If we get rain for 5 minutes my yard will hold water for days. We have brought this to Lennar multiple times and nothing is ever done to completion. Wes from the warranty department told me the first time contacting that we didn’t have enough standing water to warrant a claim? Any water sitting is a problem after a day. We had Thrive (who multiple Lennar employees have said are terrible) come out and throw sand down and then closed our warranty request. All it did was make my swampland of a yard, a swampland full of sand. Most recently our irrigations system popped a leak underground and our sprinkler system ran for over 9 hours, flooding the yard, the garage, and even into our patio. We had a Lennar rep come out, he walked through my home and saw all of our issues and said he was embarrassed. As of today, nothing has changed. No one has come out to look at the sprinkler issue nor the never ending yard issue.

My advice is to run away. I wanted this neighborhood to be successful, not only because of what my and wife and I invested to live here but because we wanted to be a part of the Clift Farm community. Not being able to enjoy our home, especially for what we paid, is absolutely ridiculous. I hope whoever is considering moving in to hold people accountable. For half a million dollars we shouldn’t get half the work required.

Just closed on my house yesterday. 24 hours later, there are still major things that should have been fixed prior to closing, and my keys still do not work. I did my initial walk through 2 weeks before the closing date so there was plenty of time to fix the items that need to be fixed yet they were not fixed very disappointed would have liked to have moved in this weekend but cannot do it as I cannot secure the house with my belongings yet.
