No stars if I could. They do not vacuum hallways, they blow them with a lawn blower. They never have cleaned the lights in the hallways, filled with cobwebs and dust. Carpets by door are ripped and needs to be replaced. Walls need to be repaired and painted. Heaters by doors need to be cleaned are very dirty. My friends condo has 2 huge holes in her ceiling, one in the bathroom and one by her sliding glass doors, they have been there for 4 years and they still haven't fixed it! Outside landscaping is a joke, worst on the block! So ugly! Trees out grew the landscaping boarder ten years ago! Front stoop is sunken and needs to be raised, it is dangerous, fills with ice in the winter. Have been calling for months and nothing has been done. This is on Tiffany dr in Orland Park, beautiful houses across the street have to look at this mess. What are we paying for? Money is going into someone's pocket, not into our building!! I'm going to try and post pictures.

I concur with reviews that record-keeping is an absolute mess. Payments at present are taking over two months to process. First they take a long time to cash the check and then when they do cash them, they don't mark them as paid in the payment portal so it looks like you still owe money. I have also had issues late payment penalties assessed when payments weren't late and they never sent a letter or email indicating any issues. It has been a problem getting copies of legal documents that can be printed and it can be a problem when you ask for additional keys (be careful the ones they give you actually work).

Dec 2024: Because an idividual provides a response; does not mean an accurate statement was provided to answer the question.

Sept 2024: Asked Erickson R&M, Inc. regarding the possibilty of not receiving an assoc meeting notice; because of my removal of personal identifiable info from its portal directory. Response didn't confirm existence on their list, prior to the Sept meeting mailing. Last mailings received were postmarked June 20th, and 12th.

If I could rate this company with zero stars I would. I received a bill from 6 years ago or should I say 6yrs late. Erickson threatened fines, collections, and eventually eviction if I did not pay a bill from 6 yrs ago. I equate this with extortion, however I paid the move in fee from 6 yrs back and now they cannot find the payment and are asking me to provide a copy of the cancelled check. I am furious!! Horrible company!

1 star only because I cannot leave 0 stars. These people, especially Pam, are the worst. They are so quick to send bills but never assist residents with concerns. They never answer their phones, and when you leave name and phone number they never bother returning your call. If anything, they will go that extra step to make your life more complicated. When they surprisingly do answer their phone they’re always in a rush to hang up and don’t even help resolve the issues. The worst company ever. DO NOT RECOMMEND ENGAGING WITH THEM.
