HOAs should be illegal. Curtis managers are the worst ever. Keystone company must investigate Curtis management. I think they are very rude and engage in illegal activities towards residents. Don't expect a phone call back or email for weeks. The lack of hospitality and customer service shows they really don't care. As long as you pay your rent, their bottom line is all that matters to them.

Curtis Management Keystone's handling of our property has been unsatisfactory. Their lack of community management coupled with continuously rising HOA fees is concerning. Attempts to reach them via phone or email yield no response, reflecting a severe lack of communication. It's imperative for Keystone's headquarters to consider replacing the managers at Curtis Management's Carlsbad office. Specifically, Kari Campbell's performance as a manager has been particularly disappointing, as she fails to address any issues effectively.

I am a resident of Bay Crest and I reported a slab leak with water leaking into the carpet early Monday morning, A plumber did come out on Monday, but told me that he had no tools with him but was to submit a proposal to Curtis, and then had to wait for it to be approved, and then they had to work out the schedule. In the meantime, my unit is flooding. Tuesday, it wasn't until late afternoon before I was notified that the proposal had been approved, and I was scheduled for Thursday it took my whole house flooding Wednesday morning in order for them to get a plumber to me. When I contacted Andrew that Wednesday morning to tell him now my unit had flooded, his response was "The best I can do for you is turn the water to the building off after the other owners had showers, etc:" I am asking why didn't you turn the water off to the building. He didn't want to inconvenience anyone, in the meantime, my unit flooded. Thanks Chloe, because it seems you were the only one to understand the severity of my situation and immediately got a plumber to me.

I'd give negative stars if possible. I've had nothing but problems with this company over the years. Zero concern about customer satisfaction. In multiple cases I've had to hound them to get concerns addressed.

I'd prefer an opt-out agreement so I could just handle the management myself since I'm basically doing it anyways.....that and I'd actually answer my own phone calls, e-mails, and not close my entire office everyday for lunch....during the time their customers are off work for their own lunch break.

They are the worst management company ever experienced...they ruined point. Loma villas...we have waited over two years for the pool and club house to open. They have taken over 9 years to replace my balcony from termites damage...the list is so long I can't even begin ... They put my unit on lien. When clearly the HOa need to respond to repairs the management company would put on the owners.timeband time they would weasel out of paying for repairs.i was left without electricity for two dam years ....worst it's like having President Biden as your company man. A true disgrace

We pay for it - the right to get poisoned? Curtis is tone-deaf regarding health of residents, pets, or environment. Pesticide use without consent (required by law California Civil Code §4777(b) regulates what an association must do to use certain herbicides or pesticides, which includes providing advance notice in writing to homeowners if they are spreading chemicals over more than two square feet. Notice must include strict language, including the brand name of pesticide being used, the pests aimed to be controlled, and the times they plan to use the pesticide. The notice must inform homeowners that pesticides and herbicides can be toxic and provide contact information for owners to learn more if they want.
