If I could rate them at zero stars right now I absolutely would. CAP is slow to address maintenance issues, ignores or cancels work orders on their portal, and allows problems to exponentially grow and therefore cost more money to resolve. My first work order re a leak in our only laundry room was marked complete on 09/15/2024. Nothing was done. Since that time I have put in work orders on the portal and/or emailed photos to the person @ CAP responsible for maintenance on two additional occasions. Each of my work orders were marked complete. They did absolutely nothing, taking the word of a vendor THREE times over our work orders and photos. The standing water has grown bacteria, become slimy, and emits an extremely foul odor. Avoid this company if your goal is customer service and executing large maintenance projects.

01/03/2025 I’d like to add to this review and address CAPs ā€œresponseā€ that failure to clean up sewage waste was just a ā€œmix upā€ and the issue was resolved. CAP cancelled our work order THREE times! Meaning that they send a worker to the incorrect property three times without catching on to their error. When they did ā€œcleanā€ it up the mop bucket with sewage and a trash can filled with wastewater was left behind. Frustrated and disgusted with their ā€œresolvingā€ the issue two members of the board cleaned it up. And don’t get me started on the decks we have trying to get replaced since APRIL. Now it’s 2025 and construction has not been started.

Truly a terrible and incompetent management company. We bought our condo two years ago and since then our back deck has been rotten and dangerous. We put in a work order before we moved in and it has still not been dealt with. This season, the heat has not been working properly for many of the residents and yet we were told it was owner responsibility. We paid the vendor nearly $400 only to find out that our neighbors were having similar problems. They are not very responsive and let issues get really bad before paying attention. This is not how one manages a property.

We consistently have work orders closed for no reason, and have problems that are allowed to go too far.

I truly regret buying this property as we are now facing down numerous assessments that could have been avoided had the property actually been maintained.

I'd give zero stars if I could. They took over our building this year and we have had no A/C for weeks. They barely communicate about the issue and seem content to let it go on for at least another two weeks. Will we have A/C by Independence Day? Who knows. This management company is a joke.

Edit: their reply is a great example of their attention to detail. Don't seem to see an issue with not even checking the HVAC until it was needed and didn't even bother to get my name right.

Update 12/23/24: nothing has improved. In addition to the issues above, we also had a garage door that was stuck open for over a month, leading to at least one resident's car being broken into. We had a leaking roof that impacted 4 units that they didn't attend to for about two weeks other than to get someone up there to "look at it." And when he showed up to look at it, the roof access was locked. I have personally had to assist repairmen on multiple occasions for issues that don't even pertain to my unit because CAP doesn't send anyone to meet them or even let them in the building.

And, to top it all off, they love to send snarky emails from a "Do not reply" email. See attached for the most recent example.
