As you can tell by Toad’s responses to ineptitude, Toad shirks responsibility easily. Ive noticed their properties wildly ignored- allowing trash to build up and be ignored, sub par upkeep of properties they OWN and less than sanitary upkeep. Avoid TOAD and anything Lacy owned. Youll be glad you didnt!

Rob Harper and the team at toad property Management have been a lifesaver for our hoa..
They take care of our invoicing, taxes and insurance, maintenance and snow removal. They charge a fair price and do great work.

Not super flexible for us paying our dues. Unless we forgo email contact, TPM will not send a paper copy, which we use for record keeping on property costs when it comes time to sell. If I choose paper then they tell me I can't receive any emails from the HOA. The person who I spoke with on the phone, told me that they have too many HOA's they are managing to be able to grant my request of email and paper notifications. They did not have any problem sending me a letter once I was overdue on payments, however. I would also recommend that they put their phone number and email contact on bills and letterhead. Toad is utterly unresponsive, condescending, and antagonistic. Their maintenance services are overpriced and they are overly incompetent in their property management and HOA services. Avoid at all costs.
