They were pretty good when we moved in, that was in 2019. They steadily declined over the years, not coming to make repairs and requiring several phone calls to get them to send someone out. During the storms in 2021 and 2022 there was a window leak that they told me to roll towels up to stop the water. They never repaired it. I imagine there’s mold growing there now with all the water that came in. If you do rent with them, when you move out DO NOT waste money on a cleaning service. They will charge you no matter what, even if the place is professionally cleaned, they lie about floors and counter tops not being wiped. Also, they will illegally charge you for regular wear and tear. They know most people won’t have the time or energy to battle with them so that’s how they pull in their extra money.

I was helping out a friend and needed to pick up a set of keys for a viewing. The person who signed the keys out to me was very obtuse, and stared at me like an idiot when I didn't magically know their procedure. I was trying not to assume anything.

When it was time to return the keys later that afternoon "we are open until 5" they had all left early except for a single person who didn't seem to know where anyone was, and where anything should have been in the office. The entire thing seemed sketchy, but I got my key deposit back. Although I would not be surprised if they still think I have the keys in my possession.

Not the best operation I've visited lately, but so close to a college town the rentals probably make themselves.

they are the worst company i have ever worked for in my life.

They never answer the phone I never get back to you I don't let you know anything at all I talked to them for a month trying to schedule a visit to the apartment that would be available on August 10th With a lot of difficulty I scheduled my tour I got the password to take my tour and on August 8th I made my application I didn't receive any return from them I tried to call several times on several numbers nobody ever returned my call and one day before my visit to the apartment I received a totally cold and automated message that the apartment was rented. and a day before my visit to the apartment I receive a totally cold and automated message that the apartment has been rented they did not even analyze my application and the money from my application was totally in vain and they did not give me a return I tried to call several times to understand Why they did not even analyze my application and never returned me they are extremely stupid and unprofessional.
Don’t rent with that company! Don’t waste your money or time!

While looking for an apartment, I went to do a self tour of an unoccupied property. The process was very simple and quick. The customer service here was great.

This place will take money for a credit check and not run ur credit. I came in after being denied a chance to rent a home. I asked for a copy of my credit report. After sitting in the office for over 15 min the women finally came and told me they never ran my credit and would refund me. We had 4 adults on the application so they refunded us $120. Blows my mind they wouldn't run my credit especially since I have a 820 credit score. They also didn't show up for our first viewing of the house which was booked the day before. I was told sorry she forgot. Then to top it off there was a tenant in the home that had no clue I was showing up. He was a older man and looked real upset that I was knocking on the door. I'm a local business owner. I've had a business in pismo for over 10 years and have worked in pismo for over 23 years. I would never treat my clients like this. So be careful trying to rent from this company. They will take ur money, not do there job and waist your time.

My overall experience with Amber & Sam was always pleasant & professional. I lived in my sweet studio for a year and a half. The owner of the property was exceptional & always present maintaining the grounds when needed. He made sure everything was taken care of asap and assisted in coordinating with the office. I moved out to live closer to my family in Northern California, otherwise I'd still be there. I was especially happy to receive a full refund of my security deposit!
If you take care of your space & leave it as nice or better than when you moved in......I'm sure they'll be just as professional & kind to you!

I was applying for a small cottage across the street.
Wasn't even being advertised

Out and it wasn't even on the market yet. I thought it was my luck day. I went in the office
Turned in all my proper paper work like I was ask to. California property services
Has you believing you are getting the place. They charge you a outrageous applying fee
And make you think you are the perfect one for the unit.
Keep in mind it wasn't even advertised yet. The Hispanic
Girl calls me back two weeks later. To tell me the owner has a gas leak and needs to fix that
That same week she called
I saw someone was moving in that same week. Now they have all your personal information and your personal
Bank information. Shame on California property services.

I have been around here for 40yrs. And I am good for my
Rent. Which is always two
Weeks ahead in advance.
I don't drink, don't smoke or vap, no children. Don't have parties, retired and a senior.
How dare CALIFORNIA PROPERTY SERVICES completely just lie. All I have to say is you better get your soul

And then you charge a outrageous applying fee.
You should be returning those fees. To "all" people that pay a fee and don't get chosen for any of your rentals. Shame on you.

Dealing with this property service business was very frustrating. Be aware you have to pay a nonrefundable $20 processing fee with your application. The staff do not let you know of their expectations of credit ratings, etc. One day you are told, that your credit and everything is good and the next day, you are receiving a denial call with no explanations of why. My impression was that this business works to obtain as many application fees for a property that they can before renting a property to their chosen candidate.
